1. Acceptance of Terms

By accessing our website and/or renting a storage unit from Railside Storage Inc., you agree to be bound by these Terms of Service and all applicable laws and regulations. If you do not agree with any of these terms, you are prohibited from using or accessing our services.

2. Rental Agreement

All rentals are subject to a formal storage rental agreement. Key terms typically include:

• Rent is payable in advance on a month-to-month basis.
• No long-term commitment is required, but a notice period is necessary for vacating.
• The customer is responsible for providing their own padlock for their unit.
• The facility is for storage only; no business or residential activity is permitted within the units.

3. Prohibited Items

The following items are strictly prohibited from being stored in any unit or on the facility grounds:

• Flammable, combustible, or explosive materials (gasoline, propane tanks, fireworks, etc.).
• Hazardous or toxic substances.
• Perishable food items.
• Living organisms (animals, plants).
• Illegal substances or stolen property.
• Any item that emits a strong odor or creates a nuisance.

4. Access and Security

Customers are provided with an individual gate access code. This code is for the customer's use only and must not be shared. Railside Storage Inc. reserves the right to suspend access in the event of non-payment or violation of these terms. While we maintain 24/7 CCTV surveillance, customers are responsible for ensuring their unit is properly locked.

5. Insurance

Railside Storage Inc. does not provide insurance for the contents of your storage unit. We strongly recommend that customers maintain their own insurance coverage for their stored property through their homeowner's or renter's insurance policy, or a specialized self-storage insurance provider.

6. Liability

The use of our facility and services is at the customer's own risk. Railside Storage Inc. is not liable for loss or damage to stored property due to fire, theft, water damage, or any other cause, except where caused by our gross negligence.

7. Payment and Default

Failure to pay rent when due may result in late fees, suspension of facility access, and eventually, the exercise of our rights under the Warehouseman's Lien Act of Alberta, which may include the sale of the contents of the unit to recover unpaid rent and costs.

8. Governing Law

These Terms of Service and any rental agreement shall be governed by and construed in accordance with the laws of the Province of Alberta and the federal laws of Canada applicable therein.
